Asbestos was banned in Canada as a building material in 1984 so most new homes and buildings are not likely to contain asbestos. If you own a home or commercial building that was constructed prior to or during the 1980s, you may be obligated per O. Reg. 278/05 to have a DSS or designated substance survey done which will identify certain “Designated Substances” (including asbestos) on or in your property and then depending on your needs - remove the asbestos from your home or business. The first step should be to contact an environmental consulting firm, who will come and take samples and send them to a lab for analysis. If this test material is found to contain asbestos, the environmental consultant will put together a scope of work according to O.Reg 278/05 (asbestos abatement regulation). At this point you should look into qualified asbestos removal companies. Asbestos removal companies will work with the environmental consulting firm to properly remove the material as per O-Reg 278/05.

An important thing to note is that, depending on what type of material contains asbestos, it can become airborne if disturbed, so it is best to leave it alone after calling a professional. Asbestos removal companies are not fully done their job until the environmental consultant says that the project is fully cleared of the material. They do this by either doing a visual clearance and/or taking final clearance samples, and of course inspecting the work done in order to give you full peace of mind that your home or business is safe, and that all the asbestos identified has been properly and completely removed per the scope of work

Vermiculite Insulation

Vermiculite Insulation was once widely used to insulate attics, walls or chimney liners. Some vermiculite insulation may contain amphibole asbestos fibres which can cause serious health risks like mesothelioma and cancer if disturbed and inhaled. Property owners are required to disclose the presence of Vermiculite and will usually face the choice to either remove the vermiculite prior to selling/closing  a property or risk a hit on the resale price.

Vermiculite insulation was once touted as a miracle product thanks to its fire-resistant and superior insulation properties. In the 1970s and 1980's, vermiculite insulation was installed in hundreds of thousands of homes and businesses across Canada.

According to the Environmental Protection Agency, when vermiculate is heated, it expands into worm-like or accordion-like pieces and may release asbestos fibres. Each time you breathe asbestos fibres into your lungs, you increase the chance of developing those health problems, including cancer.

If you discover vermiculate insulation in your facility, stay away from it — if it’s left untouched there is minimal or no risk at all, as the asbestos fibres must be airborne to be inhaled.
